Title Search

We conduct a thorough title search to examine public records and confirm there are no outstanding issues with the property’s title. This may uncover hidden liens claims or legal complications that could affect ownership.

Resolve Exceptions and Requirements

We’ll review the preliminary findings and identify any issues that could affect clear ownership.

Our team works closely with all involved parties to resolve these exceptions and meet the requirements outlined by underwriters before the title commitment is issued.

Title Commitment

This commitment outlines the terms of the title insurance policy and identifies any exceptions or exclusions. Once reviewed and cleared, we’ll move forward with the next steps.

Closing

On closing day, we work closely with your real estate agent, lender, and attorney to ensure all necessary documents are properly signed. You’ll receive your official title policy, confirming full ownership protection.

Post Closing Support

Even after closing, we continue to provide support if any title-related issues arise. We’re here to help guide you through resolution and ensure that your policy fully protects you.

Our Escrow and Closing Process
Open Escrow

As your Escrow Settlement provider, we serve as a neutral third party that securely holds funds, documents, and assets during the transaction. The first step is opening an escrow account and collecting all required signatures instructions.

Coordinate Loan Closing

We collaborate with your Closing Team to clear liens, approve recordable documents, and issue the proper endorsements for both Owner and Lender Title Policies.

Prepare Documents

We prepare a detailed Settlement Statement that itemizes all incoming and outgoing funds, along with any required closing documents, following the agreed-upon written instructions from the buyer, seller, and lender.

Secure Communication & Funds Transfer

We follow strict security protocols to protect your wire transfers, documents, and personal information—helping prevent fraud and ensure trusted handling of all transaction details.

Disburse Funds

We coordinate the timely receipt and disbursement of funds, ensuring every party involved receives what they’re owed according to the approved Settlement Statement.

Recording

We coordinate with the lender to record the Property Deed and related mortgage documents with the appropriate county authorities, ensuring everything is properly filed and finalized.
